LoanCulture Finance was founded on a simple belief: borrowing should feel informed, comfortable, and aligned with your long-term goals — not overwhelming or stressful.

I’m Himashi Perera, the Principal Broker at LoanCulture Finance. Before moving into mortgage broking, I spent several years working in corporate finance as a CPA, building a strong foundation in financial management, cash flow, and long-term planning.

My shift into mortgage broking didn’t come from a career change for the sake of it — it came from personal experience. Going through my own home buying journey, as well as navigating car finance, I saw first-hand how confusing and poorly explained the lending process can be. Too often, people are pushed into loans that technically “work on paper” but feel uncomfortable in real life — leaving little room to breathe, adapt, or plan ahead. That experience changed how I viewed lending.

Today, my focus at LoanCulture Finance is on helping clients make smart, sustainable borrowing decisions — not just for today, but for the years ahead. I take an education-first approach, dedicating time to understand your income, lifestyle, goals, and future plans before exploring lending options.

Whether you’re buying your first home, upgrading, refinancing, or investing, my role is to:
